Servatius is a housing corporation in the Netherlands dedicated to renting housing in Limburg, with a special focus on affordable housing for students.

About the project

Servatius was facing challenges managing its student housing portfolio. Renting out student accommodation was initially managed using a traditional rental process, but this proved to be complicated and ineffective. 

With a high turnover of tenants per year, especially in the summer when 150 students changed in three months, keys were lost or not returned. It was impossible to keep track of who had keys and to where. To maintain security for new tenants, cylinders needed to be replaced. This was time consuming and costly. 

Servatius also noticed that students were frequently asking the same questions about things like service costs and repairs. Traditional communication methods, such as putting up notices or communicating by email, were time-consuming and inefficient for both residents and landlords.  

Servatius was looking for a more innovative and efficient way to improve key management and optimize the student experience.

The solution

Servatius was familiar with a solution which had been successfully implemented by Lieven De Key. The solution uses a combination of iLOQ’s mobile access sharing solution which is seamlessly integrated with the GuestCompass digital platform and includes a customized app. 

iLOQ provides the keyless and battery-free access management solution where access rights are programmed using iLOQ’s easy-to-use cloud-based software. The system requires no Internet connection, and the locking cylinders are easy to install without technical knowledge and with no need to make changes to the existing infrastructure. 

GuestCompass’ customized app serves as an access point for iLOQ’s digital keys, allowing students to get access using their smartphones. It also simplifies communication by sending instant push notifications of relevant information. The app is an essential tool for improving the overall student experience, from before they arrive to handling repairs after they leave.

Access rights are sent to the app running on the tenant’s smartphone. They can be updated and cancelled remotely and in real time. This eliminates security issues related to lost, stolen or unreturned keys and ensures property managers know at all times who has access to where and when.
