In New York City, buildings account for approximately two-thirds of greenhouse gas emissions. The current Mayor, Eric Adams, and his predecessors pledged to address these emissions as part of plans to make the city carbon neutral by 2050.

Already, in 2019, the city enacted Local Law 97. Under this groundbreaking law, most buildings larger than 25,000 square feet (2,323 m2) are required to meet new greenhouse gas emission limits by 2024. Stricter limits will be coming into effect in 2030. The goal of these aggressive sustainability targets is to reduce the emissions produced by the city’s largest buildings 40 percent by 2030 and 80 percent by 2050.

With nearly 50,000 properties throughout the city currently under the microscope, the real estate sector has had to rethink their practices and rapidly embrace sustainable options to comply with the carbon caps and meet the new energy-efficiency requirements.

According to the Q1 2023 Multifamily Real Estate Report on the MyeListing website, New York City is the most populous city in the United States. About 65,618 new multifamily units were under construction in New York City in Q1 2023. Importantly, the nyc.gov website states that New York City tenants have many rights relating to the safety and quality of their housing and that they should expect to live in safe, well-maintained buildings.
